Spring is nature’s way of saying, “Let’s party!”
And all of us can only praise the Creator for bringing us safely through winter – literally as well as figuratively. Looking back, you might also marvel at actually walking on water…
The less said about the economy of 2009 the better but as you need winter to appreciate spring, the taste of adversity has given us a new appetite to embrace every opportunity.
To tell you the truth, spring came very early in our business this year and 2010 has been greatly blessed so far. We’ve taken some time to test the new market buoyancy and make sure we’re on solid ground, but now we’re ready to invite you to the party!
Buyers for bigger properties are queuing up at our door while sellers still seem to be licking their wounds… If you’re thinking of selling your house or 3-bedroom townhouse now is the time! We have hungry buyers and you can hook them before the majority of sellers smell the flowers.
Not surprisingly, with the smaller townhouses we have the opposite situation. The sellers are ready to move on (mostly to buy bigger) but buyers are slower to come to the party. Possibly because first-time buyers don’t feel confident to apply for bonds.
This is also good news if you’re thinking of buying an investment property, and do encourage your young adults to take the leap. Miracles do happen! We’ve just obtained a 100% bond for a young couple, with only one income doing missionary work out of the country, of all unlikely candidates… We’re prepared to take a leap of faith with any buyer!
Prices are stable for the first time in years, and properties are selling for realistic prices. Or they should be… Desperate times seem to call for desperate measures and we’re seeing unprecedented levels of dishonesty in the property market, as people seem frantic to make up their losses overnight. So sadly, we have to end on a note of caution.
Yes, the river is rising but don’t be swept away. Never sign anything under pressure. If in doubt discuss it with an attorney. Cross out any clause phrased in vague terms (look out for the back door clause) and rewrite it in plain language under special conditions. Be careful of a “bargain” in an area you don’t know, it may seem well-priced by comparison… Feel free to ask us for statistics, we have access to all registrations in Pretoria/Centurion.
